The South Whitehall Township Planning Commission is a seven-member board comprised of Township residents. Each of the members are appointed by the South Whitehall Township Board of Commissioners and serve four-year terms or until they are replaced by the BOC. They serve voluntarily without pay.

 About the Board

The great bulk of the subject matter studied by the Planning Commission pertains to the suitability of land development and subdivision plans; however, it also reviews proposed changes to the Zoning Ordinance and Zoning Map, proposed changes to the Subdivision and Land Development Ordinance, Comprehensive Plan revisions, rezoning petitions, and conditional use applications.

The subject matter to be considered by the Planning Commission is advertised in the newspaper, as a Public Notice in the classified ads section, two weeks, and again one week, before the meeting. Public Notices are also posted on this web site. As a courtesy, ten days before a meeting, the Township will attempt to send property owners within 300 feet of a proposed land development a copy of the Public Notice by mail.

Subdivision and Land Development applications must be submitted by the published cut-off date. Resubmitted plans may be received after the published cut-off date, with the prior agreement of staff and Township Engineer. There can be no guarantee, however, that plans submitted will be deemed sufficient for a review by the Planning Commission. Also, circumstances such as: the volume of plans to be considered, the availability of a quorum, or bad weather can affect the possibility of having a review on the desired date. The members do their best to accommodate expeditious review; however, most plans require more than one meeting before a recommendation can be rendered.

The Planning Commission is advisory to the Board of Commissioners. After it completes its own deliberations, the Planning Commission forwards its recommendation on to the Board of Commissioners for final disposition.

Meeting Schedule and Information

All meetings are open to the public.  

This Board meets at 7:00 PM in the Public Meeting Room of the Township Municipal Building , 4444 Walbert Avenue and virtually via the link on the event or through the Planning Commission GoToMeeting Room.  The Planning Commission generally meets on the second Thursday of each month; but there may be cancellations of regularly scheduled meetings or extra meetings scheduled for emergency purposes and heavy case loads.

An application to develop a property located at PINs 547659984029 & 54765999681. The plan proposes to construct a 1,440 square foot expansion to their exiting administrative offices on a 1.07-acre tract located at 4501 Crackersport Road.  The proposed expansion will consist primarily of a multi-purpose room used for various operational functions and special events/activities specific to the organization, with a smaller portion of the proposed expansion programmed to be used as storage space for program supplies, etc.  The property is zoned HC - Highway Commercial.  Pediatric Cancer Foundation of the Lehigh Valley, Inc. is the equitable owner and applicant.

REQUEST FOR PLAN REVIEW

An application to develop a property located at 4850 Crackersport Road, PIN 547669050330.  The property currently consists of two existing buildings (1 residential and 1 commercial) with existing parking areas for both uses on 1.1 acres. The applicant intends to develop proposed additions to the existing commercial (veterinarian) building with a reconfigured new parking area and driveway. Access to the existing parking lot will be abandoned as it is situated on the adjoining property. The site is served by both existing public water and sanitary sewer laterals.  No new connections are proposed. The property is zoned HC - Highway Commercial.  Palmeiro Realty LLC is the equitable owner and applicant.

An application to develop the property located 4090 W Tilghman Street PIN 548606528477. The plan proposes the expansion of the existing parking lot from 14 spaces to 24 spaces on the .7-acre parcel. Additionally, they are proposing to relocate a light pole, add additional lighting and pave an existing gravel area in the rear of the building for employee parking. The property is zoned HC - Highway Commercial.  David & Michele Paul are the equitable owners and applicants.

REQUEST FOR PRELIMINARY/FINAL PLAN REVIEW

An application to develop the property located at 3830 Dorney Park Road, PIN 548641880188. This project was a condition of the Dorney Park 2024 Project. The sidewalk project connects the intersection of Haines Mill with the existing sidewalk at the driveway entrance to Dorney Park. This project is being presented as a “Direction and Discussion” item because the ultimate approval and changes are under the purview of PennDOT. The design shall include a sidewalk running along Hamilton Boulevard, from its intersection with Haines Mill Road, westward approx. 1,500 feet to the Dorney Park entrances. The property is zoned CR – Commercial Recreation. Dorney Park LLC is the equitable owner and applicant.
